Looking for Collaberative Developing Environements Alternatives

I am interested in Collaberative Developing, and I was wondering if there are alternative solutions than using UNA (sample video) from N-Brain.Free would be even better, but I think not an option that such a technology has.

PS: The main future I'm looking for works in real time with multiple people in the same code.

If you're in the Mac world, SubEthaEdit is a good option. Not free, but € 29 is not bad.

After some further searching, I found Gobby seems to be much better than MoonEdit . Don't assume there is a better free program out there that supports development more than color coding.
